Before installing a patio, deck, pergola, fence, irrigation system, pool or other exterior improvement, Wheaton property owners should confirm the City’s current building, zoning, construction and inspection requirements.

The City of Wheaton requires permits and plan review for many residential construction, repair and yard-improvement projects.

Wheaton’s residential patio requirements call for a legal plat of survey showing the patio drawn to scale and its distances from adjacent lot lines.

Wheaton’s patio guide currently lists a 25-foot rear-yard setback and an interior side-yard setback equal to 8% of the lot width, with a maximum required side setback of 10 feet.

Decks generally follow similar rear- and side-yard standards. Gazebos generally require 10-foot interior side- and rear-yard setbacks, while stand-alone pergolas, arbors and trellises may be allowed in additional areas of a lot.

These standards depend on the property and project. Confirm the applicable zoning requirements with the City Planning Department before preparing final plans.

Required Construction Inspections

Inspections can be scheduled by calling the Building and Code Enforcement Department. Requests must be made no later than 3:30 p.m. on the business day before the desired inspection.
